Coating a 12,000 sq ft Hialeah Warehouse Floor in 3 Days — Without Stopping Operations

A Hialeah distribution operator needed a chemical- and forklift-rated floor over a slab with a high water table and heavy daily traffic — and could not afford to shut down. We delivered a climate-engineered urethane cement system in three phased days.

The Challenge

Hialeah sits on a high water table, and our calcium-chloride testing measured moisture vapor emission well above the threshold that destroys standard epoxy. The 12,000 sq ft slab was also contaminated with years of forklift oil and hydraulic fluid, and the facility ran shifts six days a week. A conventional coating would have blistered within months, and a full shutdown was off the table.

Our Approach

  • Calcium-chloride and relative-humidity moisture testing across the full slab to map vapor hot spots.
  • Industrial diamond grinding to ICRI CSP-3 profile and full degreasing to remove embedded oil contamination.
  • Vapor-mitigating epoxy primer to neutralize moisture-vapor transmission from the high water table.
  • Quarter-inch urethane cement base — thermal-shock and chemical resistant, rated for forklift traffic.
  • Polyaspartic topcoat with OSHA-compliant safety lane striping for fast return to service.
  • Phased into three zones so the operator kept shipping the entire time — zero shutdown.

The Result

The finished floor handles daily forklift loads, resists the chemicals used on site, and eliminated the concrete dusting that had been contaminating inventory. Because we phased the work and used fast-cure polyaspartic, the client never stopped operations. The system carries a written warranty and is engineered to last 15–20+ years in South Florida’s humidity.
